$24.5 Million Brooklyn Brownstone Breaks Records in 2026

A historic home in Brooklyn Heights just sold for the highest price in the borough this year, showing that Brooklyn is now competing with Manhattan's luxury market.

A brownstone home in Brooklyn Heights, New York, sold for $24.5 million this week, making it the most expensive home sold in Brooklyn so far in 2026. The sale broke records for the highest price per square foot ever paid in Brooklyn. City records confirm the deal, which took place at 192 Columbia Heights. It also ranks as the third-highest home sale in all of Brooklyn's history.

The home that sold is a brownstone built in 1856. It is 6,625 square feet, which is about the size of six average American homes put together. A famous Belgian architect and designer named Nicolas Schuybroek redesigned it. Schuybroek has appeared on Architectural Digest's list of the top 100 designers in the world several times since 2013.

The price works out to $3,698 for every square foot of space inside the home. That beats the previous Brooklyn record, which was set just this past winter. That earlier record came from the sale of a penthouse at One Domino Square, which sold for $7 million. The new Brooklyn Heights deal has now taken the top spot.

The real estate agent who handled the sale is named Ravi Kantha. He works for a company called Serhant. Kantha said that a sale like this one shows there is a 'new Gilded Age renaissance for townhouses.' He would not share details about the buyers, but he said that people today are willing to pay top dollar for homes that feel like works of art. He compared buying a luxury home to buying a rare and beautiful painting.

Even though this sale set records, the number of homes being sold across New York City has actually gone down. According to a report by Coldwell Banker Warburg, the number of closed sales fell by about 29 percent in Manhattan and 31.5 percent in Brooklyn compared to last year. At the same time, the median sale price in Manhattan rose to $1.3 million, and in Brooklyn it rose to $1.05 million. This means fewer homes are selling, but the ones that do sell are going for higher prices.

A real estate expert named Kevelyn Guzman explained why fewer homes are selling. She is a vice president at Coldwell Banker Warburg. She said buyers are being more careful. 'They're taking their time, looking at more properties, and making sure they're getting real value before moving forward,' she said.

Brooklyn Heights has long been a popular neighborhood for wealthy people. Several famous celebrities have bought homes there in recent years. Actor Matt Damon paid $16.7 million for a penthouse in the neighborhood back in 2018. His neighbors include actors Adam Driver, John Krasinski, and Emily Blunt. Actress Michelle Williams paid $10.8 million for a townhouse nearby in 2020.

Brooklyn as a whole has changed a lot over the past two decades. Jonathan J. Miller, a well-known real estate expert, said Brooklyn used to be seen as a cheaper option compared to Manhattan. But after the COVID-19 pandemic, that changed. Now, he says, Brooklyn is 'a direct competitor' to Manhattan, not just a budget-friendly alternative. Asad Dandia, Brooklyn's borough historian, agreed that the borough has grown into its own brand and destination.

Experts say that old brownstones are especially valuable because they simply cannot be replaced. Mr. Miller pointed out that no one is building new brownstones, and that buyers 'want the real thing.' Dominique Jean-Louis, the chief historian for the Center for Brooklyn History, said it is no surprise that Brooklyn Heights is breaking records. She described it as a neighborhood full of beautiful architecture and rich culture. Looking ahead, Mr. Miller believes that Brooklyn's luxury market still has room to grow even further.

"Instead of an affordability play, it's become a direct competitor."
